We do not replace your lawyer or other regulated professionals.
We can coordinate the practical steps, documents and communication, and work alongside a suitably qualified Hungarian lawyer of your choice. Legal advice and legal representation are provided by the lawyer, not by Danube Homes.
Where needed, we can help gather and compare quotations, coordinate suitable contractors, monitor agreed milestones and arrange furnishing. The scope, approval process, third-party costs and our coordination fee will be agreed before work starts.
No. We can discuss the stages where you need support. Our full-service approach is designed to provide continuity from property search to rental management, but the scope and responsibilities will be agreed with you in writing.
Fees depend on the work involved and may include investment or search support, project coordination, renovation or furnishing coordination, tenant placement and ongoing management. We will define the scope and explain our fees and anticipated third-party costs before work begins.
Yes. Once the property is ready, we can coordinate tenant placement and provide ongoing management according to an agreed written scope, including tenant communication, payment monitoring, maintenance coordination and owner reporting.
The property owner is responsible for property costs. We can obtain quotations, arrange access and coordinate contractors. Before management starts, we will agree a spending limit for routine or urgent work and how approval will be obtained for non-urgent work above that limit. Contractor and materials costs are normally charged separately from our management fee.
Yes. We can coordinate the check-out inspection, key return, meter readings, review of the property condition, cleaning and repairs, and preparation for the next tenancy. Any proposed deposit deductions should be supported by the tenancy terms and appropriate documentation.
Fees depend on the property, location and level of service. We will provide a written proposal showing the management fee, any minimum monthly fee, tenant-placement fee, VAT where applicable, and likely third-party costs. Repairs, contractor invoices and other external expenses are not automatically included unless the agreement expressly says otherwise.
